Project Overview

An asbestos management survey was carried out at a school in Pilgrims Hatch, Brentwood, Essex. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the premises and support safe ongoing occupation, routine maintenance, and future property management.

The purpose of the survey was to provide the school with a clear asbestos management report, helping staff, contractors, and those responsible for the premises understand and manage any asbestos risks appropriately.

Survey Scope

A non-intrusive asbestos management survey was completed across accessible areas of the school premises. The inspection included:

• Classrooms and teaching spaces
• Offices and administration areas
• Corridors, entrances, and circulation spaces
• Ceilings, wall finishes, and floor finishes
• Service routes, boxing, and accessible voids
• External accessible areas associated with the school buildings

Findings

Internal Finishes: Ceiling, wall, and floor finishes throughout the accessible school areas were inspected to identify materials that may contain asbestos and require ongoing management.

Service Areas: Accessible service routes, boxing, risers, and voids were reviewed where possible to check for suspect asbestos-containing materials.

External Areas: Accessible external building materials were considered as part of the inspection where relevant to normal occupation and future maintenance.

Condition: Any suspect materials identified during the survey were assessed for condition, accessibility, and potential risk during normal occupation or routine maintenance.

Laboratory Analysis: Various samples were taken and submitted for analysis to confirm the presence or absence of asbestos within the materials inspected.

Recommendations

Management & Monitoring: Any confirmed asbestos-containing materials should remain undisturbed and be periodically monitored as part of the school’s asbestos management plan.

Avoid Disturbance: Care should be taken before drilling, fixing, sanding, removing, or altering ceilings, wall finishes, floors, boxing, or service-related materials.

Contractor Awareness: Contractors attending the school should be provided with the asbestos report before carrying out maintenance, repairs, or improvement works.

School Premises Management: The asbestos register should be kept available for relevant staff, contractors, and anyone responsible for managing the building.

Further Investigation: If future refurbishment, intrusive maintenance, or alteration works are planned, an asbestos refurbishment survey should be completed before those works begin.
