Project Overview
An asbestos refurbishment survey was completed at this three-storey office block in Newmarket, Suffolk, ahead of planned refurbishment work.
The purpose of the survey was to identify, as far as reasonably practicable, any asbestos-containing materials within the areas affected by the proposed works. This included establishing their location, condition and extent, as well as determining whether they could be disturbed during the refurbishment.
Completing this type of survey before work begins gives duty holders, designers and contractors the information needed to plan the project safely and prevent the accidental disturbance of asbestos-containing materials.
Detailed Inspection of the Office Block
Before the inspection commenced, the scope of the proposed refurbishment was discussed and agreed with the client. All accessible areas relevant to the planned work were included within the survey.
Our surveyor then carried out a methodical inspection across the three floors of the building, covering:
- Office accommodation
- Corridors and circulation areas
- Meeting rooms
- Kitchens and welfare facilities
- Storage areas
- Plant and service spaces
- Service routes and cable penetrations
- Accessible wall, floor and ceiling voids
- Relevant external building elements
The inspection included areas concealed behind existing finishes and around mechanical, electrical and communication services where these could be affected by the planned refurbishment.
Inspection and Sampling
Building materials and finishes within the survey area were carefully examined for potential asbestos content. Particular attention was given to materials commonly found in commercial buildings constructed or refurbished before 2000, including floor coverings and adhesives, textured coatings, ceiling materials, wall panels, service risers and insulation surrounding pipework.
Where materials could not be positively identified through visual inspection, representative samples were taken using controlled procedures and submitted to a UKAS-accredited laboratory for analysis. Each sample location was recorded and left in a safe condition following the inspection.
The survey findings were compiled into a detailed asbestos refurbishment survey report, providing the client and contractors with clear information to support the safe planning of the forthcoming works.
