Asbestos Management Survey | Great Dunmow, Essex

The Project 

An asbestos management survey was carried out at this small salon in Great Dunmow, Essex, to identify, so far as was reasonably practicable, whether any asbestos-containing materials (ACMs) were present, where they were located, what condition they were in and whether they could be affected by everyday use, routine maintenance or minor refurbishment works. This type of asbestos survey is an important part of responsible property management and helps salon owners maintain a safe working environment.

Before the inspection began, the scope of the asbestos management survey was agreed with the client and all accessible areas of the salon were included. A detailed room-by-room inspection was then completed across the reception area, styling stations, wash area, treatment rooms, staff facilities, storage spaces and any other accessible internal areas. External features such as soffits, rainwater goods, service routes and other visible building components were also checked where relevant.

During the survey, all accessible materials and finishes were examined for signs of asbestos, with particular attention given to products commonly associated with buildings of a similar age and construction. Where a material could not be confidently confirmed as non-asbestos by visual inspection alone, carefully controlled bulk samples were taken to minimise the risk of fibre release. Suitable PPE and RPE were worn throughout the sampling process, and each sampled area was made safe immediately afterwards.

Every sample was clearly labelled and submitted to a UKAS-accredited laboratory for asbestos analysis. The survey findings were recorded in full, including the location, product type, condition, extent and accessibility of any suspected ACMs. Photographs were also taken to support the report and provide a clear visual record of the areas inspected.

Once the laboratory results were received, the information was compiled into this asbestos management survey report. Any asbestos-containing materials identified were assessed for condition and the likelihood of disturbance, with practical asbestos management recommendations provided where required. This report gives the salon owner a clear and reliable record of the asbestos status of the premises and supports the safe ongoing management of the property.
