domestic asbestos mamangement survey tunbridge wells kent

Project Overview

An asbestos management survey was carried out at a domestic property and associated communal areas in Tunbridge Wells, Kent. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the property and shared parts of the building, supporting safe ongoing occupation, routine maintenance, and future property management.

The purpose of the survey was to provide the client, homeowner, landlord, or dutyholder with a clear asbestos management report and practical recommendations for managing any asbestos risks within both the private dwelling and communal areas.

Survey Scope

A non-intrusive asbestos management survey was completed across accessible areas of the property and communal parts of the building. The inspection included:

  • Living areas and bedrooms
  • Kitchen and bathroom areas
  • Hallways, landings, and circulation spaces
  • Ceilings, wall finishes, and floor finishes
  • Communal entrance and shared access areas where accessible
  • Service routes, risers, boxing, and accessible voids
  • External accessible areas associated with the building

Materials suspected of containing asbestos were sampled where appropriate and submitted to a UKAS-accredited laboratory for analysis. The survey was carried out in accordance with HSG264 guidance.

Findings

  • Textured Ceiling Coatings: Decorative textured coating was identified to selected ceilings within the domestic property and communal circulation areas. Samples were taken for analysis to determine whether asbestos was present.
  • Floor Finishes: Suspect vinyl floor tiles and associated adhesive were identified within parts of the communal areas. These materials were assessed as being in generally sound condition at the time of the survey.
  • Pipework and Service Areas: Accessible pipework boxing and service-related materials were inspected within the property and communal areas. No visible damage or uncontrolled disturbance was noted during the inspection.
  • External Materials: Accessible external materials, including rainwater goods and roofline-related components, were visually inspected where safe access allowed.
  • Condition: The suspect materials identified were generally in good condition, with no obvious signs of significant deterioration, damage, or recent disturbance.
  • Other Materials: No additional suspect asbestos-containing materials were identified within the accessible areas inspected beyond those detailed in the asbestos management report.

Recommendations

Management & Monitoring: Any identified asbestos-containing materials should remain undisturbed and be periodically monitored as part of the asbestos management plan.

Avoid Disturbance: Care should be taken before drilling, sanding, removing, or altering ceilings, wall finishes, flooring, boxing, service routes, or communal area finishes.

Contractor Awareness: Contractors attending the property or communal areas should be provided with the asbestos report before carrying out maintenance, repairs, or improvement works.

Communal Area Management: Any asbestos information relating to shared areas should be made available to building managers, residents, landlords, leaseholders, and contractors where required.

Further Investigation: If future refurbishment or intrusive works are planned, an asbestos refurbishment survey should be completed before those works begin.

Outcome

The client now has a clear asbestos management survey report for the domestic property and communal areas in Tunbridge Wells, Kent. The findings support safe day-to-day occupation and provide the information needed to manage asbestos risks during routine maintenance, communal area works, and future property improvements.

Need an asbestos management survey in Tunbridge Wells?

Domestic properties and communal residential buildings can still contain asbestos in ceilings, floor tiles, wall panels, service risers, boxing, insulation, roofline materials, and other hidden areas, particularly in buildings constructed or refurbished before 2000. A professional asbestos management survey helps identify and manage these risks, supporting safe occupation and responsible property management.
