The Project
The purpose of the survey was to identify, as far as was reasonably practicable, the presence, location, extent and condition of any asbestos-containing materials (ACMs) that may be disturbed during normal occupation, routine maintenance or minor refurbishment works.
Prior to commencing the inspection the surveyor discussed the scope of the survey with the client and confirmed that all accessible areas of the property were to be inspected. A methodical room-by-room inspection was then undertaken, including the entrance hall, lounge, dining room, kitchen, utility room, five bedrooms, bathrooms, loft space where safely accessible, integral garage and all other accessible storage areas. External elements of the property, including soffits, rainwater goods, outbuildings and any other accessible building components, were also visually inspected where applicable.
During the inspection the surveyor examined all accessible building materials and finishes for the presence of suspected asbestos-containing materials, paying particular attention to components commonly associated with properties of a similar age and construction. Where materials could not be confidently identified as non-asbestos by visual inspection alone, representative bulk samples were carefully obtained using controlled sampling techniques designed to minimise fibre release. Suitable personal protective equipment (PPE) and respiratory protective equipment (RPE) were worn throughout the sampling process, and all sample locations were sealed immediately afterwards to leave the materials in a safe condition.
Each sample was uniquely labelled and submitted to a UKAS-accredited laboratory for analysis. Throughout the survey, I recorded the location, product type, condition, extent and accessibility of all suspected asbestos-containing materials.
Photographs were taken to support the inspection findings and to assist with the identification of surveyed items within the final report.
Following receipt of the laboratory analysis results, the findings were compiled into this asbestos management survey report. Where asbestos-containing materials were identified, their condition and potential risk of disturbance were assessed, with appropriate management recommendations provided. This report has been produced to assist the property owner in managing any identified asbestos-containing materials safely and to provide an accurate record of the property’s asbestos status at the time of the survey.
