Project Overview

An asbestos management survey was carried out at a commercial shop in Chelmsford, Essex. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the premises and support safe ongoing occupation, routine maintenance, and future shop fit-out works.

Survey Scope

A non-intrusive asbestos management survey was completed across accessible areas of the commercial shop. The inspection included:

• Retail and customer-facing areas
• Front entrance and shopfront areas
• Back-of-house and storage spaces where accessible
• Ceilings, wall finishes, and floor finishes
• Service routes, boxing, and accessible voids
• External accessible areas associated with the unit

Samples were taken from suspect floor tiles and textured ceiling coating materials. These were submitted to a UKAS-accredited laboratory for analysis, with the completed asbestos report issued within 48 hours. The survey was carried out in accordance with HSG264 guidance.

Findings

• Floor Tiles: Suspect floor tiles were identified within the premises and sampled to determine whether asbestos was present.
• Textured Coating: Decorative textured coating was identified within selected areas of the shop and sampled for laboratory analysis.
• Condition: The sampled materials were assessed for their condition, accessibility, and potential risk during normal occupation or routine maintenance.
• Other Materials: No additional suspect asbestos-containing materials were identified within the accessible areas inspected beyond those recorded within the asbestos management report.

Recommendations

Management & Monitoring: Any confirmed asbestos-containing materials should remain undisturbed and be periodically monitored as part of the asbestos management plan.

Avoid Disturbance: Care should be taken before drilling, sanding, lifting, removing, or altering floor tiles, textured coatings, ceilings, wall finishes, or service-related materials.

Contractor Awareness: Contractors attending the premises should be provided with the asbestos report before carrying out maintenance, repairs, signage installation, shopfitting, or improvement works.

Further Investigation: If future refurbishment, strip-out, or intrusive works are planned, an asbestos refurbishment survey should be completed before works begin.
