Commerical Asbestos Refurbishment Survey | Colchester

Asbestos Surveys Essex recently carried out a comprehensive asbestos refurbishment survey to a large retail shop in Colchester, Essex. The survey was required ahead of planned refurbishment works, with the purpose of identifying asbestos-containing materials that could potentially be disturbed during the proposed shop fit-out and alteration programme.

Colchester has a particularly varied commercial property stock, combining historic buildings around the city centre with larger retail premises that have been constructed, extended and extensively refurbished during different periods. Retail units can present a complex asbestos surveying environment because internal layouts, suspended ceilings, flooring, partitions and building services may have been replaced numerous times as occupiers and shop layouts have changed.

Detailed Inspection Before Retail Refurbishment

Unlike a standard asbestos management survey, the refurbishment asbestos survey required a more intrusive inspection of the areas affected by the proposed works.

Our surveyor systematically inspected the retail floor, back-of-house areas, stock and storage rooms, staff facilities, offices, service areas and other accessible parts included within the refurbishment scope.

Particular attention was given to materials that could become disturbed when the existing retail fit-out was removed. These included ceiling systems, wall linings and partitions, floor coverings and underlying materials, service boxing, electrical installations and other building components associated with previous refurbishments.

Where suspect materials were encountered, representative samples were carefully taken and submitted for laboratory analysis to establish whether asbestos was present.

Challenges of Surveying a Large Retail Unit

Large shops can contain several generations of building materials within the same premises. A modern sales floor can conceal much older construction materials above suspended ceilings, underneath newer flooring or behind later partitions.

Back-of-house areas can also differ considerably from customer-facing parts of the building. Stockrooms, service corridors, staff areas and plant spaces may retain older finishes even where the main retail area has undergone repeated modernisation.

The Colchester survey was therefore approached according to the construction and refurbishment history of the individual areas rather than assuming that materials were consistent throughout the entire premises.

This detailed approach is particularly important before a substantial commercial strip-out, where contractors may remove ceilings, partitions, flooring, fixtures and services that have remained undisturbed for many years.
