Our asbestos surveyor recently attended a three-bedroom residential property in Welwyn Garden City, Hertfordshire, to carry out a comprehensive asbestos management survey. The inspection was commissioned to establish whether asbestos-containing materials (ACMs) were present within the house and to provide the property owner with a clear record of any materials requiring ongoing management.

Sampling provides laboratory confirmation rather than relying on visual appearance alone, as many asbestos-containing and non-asbestos materials can look extremely similar.
Looking Beyond the Newly Decorated Surfaces
One of the most important aspects of surveying residential properties is recognising that a modern-looking interior does not necessarily mean every older material has been removed.

A freshly decorated bedroom, for example, may still have an older textured coating beneath later paint. Modern floor coverings can conceal earlier tiles or adhesive, while refurbished kitchens and bathrooms can retain older materials within cupboards, boxing or service areas.

However, a management survey should not be relied upon for intrusive refurbishment work outside its inspection scope.
