Our surveyors recently carried out a comprehensive asbestos management survey at a multi-storey commercial office block in Grays, Essex, providing the client with a detailed asbestos register and management report to assist with ongoing compliance under the Control of Asbestos Regulations 2012. The survey also identified a number of insulating board ceiling tiles within suspended ceiling systems installed in sections of the office block. Due to the potential for asbestos insulation board (AIB) to contain higher concentrations of asbestos fibres than cement-based materials, these ceiling tiles were inspected with particular care. Representative samples were obtained in a controlled manner and submitted for analysis by a UKAS-accredited laboratory to confirm their composition. The condition of the ceiling tiles, their accessibility and the likelihood of disturbance during routine maintenance were all assessed as part of the overall management survey.
Every suspected asbestos-containing material identified during the inspection was accurately recorded within the asbestos register. This included its exact location, product type, surface condition, accessibility, extent and material assessment score. Comprehensive photographic records were also produced, enabling the building owner, facilities management team and maintenance contractors to easily identify asbestos-containing materials before carrying out future works.
Following completion of the on-site inspection, all collected samples were analysed by a UKAS-accredited asbestos testing laboratory. The completed asbestos management survey report included laboratory certificates, annotated photographs, material assessment scores, an asbestos register and practical recommendations for the safe ongoing management of the identified materials. These recommendations provide the duty holder with clear guidance on monitoring the condition of asbestos-containing materials, carrying out periodic re-inspections and ensuring contractors are informed before maintenance work begins.
