Our asbestos surveyors recently carried out a comprehensive asbestos management survey at a spacious four-bedroom detached property in Chigwell, Essex. The survey was commissioned by the homeowner before a programme of planned maintenance, with the aim of identifying any asbestos-containing materials (ACMs) that could be affected by future works. As with many homes built before the year 2000, the property contained several original construction materials that required careful inspection and assessment.
Chigwell is well known for its mix of established residential neighbourhoods, character homes and substantial family properties. Many houses within the area were constructed during the 1950s, 1960s and 1970s, when asbestos products were commonly used throughout the construction industry. A Thorough Property Inspection
Before beginning the survey, our qualified asbestos surveyor discussed the history of the property with the homeowner, including any previous refurbishment works and alterations. A systematic inspection was then carried out throughout all accessible areas of the house, including the entrance hall, living rooms, kitchen, dining room, utility room, four bedrooms, bathrooms, loft space, integral garage and external elevations.

Ceiling finishes, wall coatings, floor coverings, service ducts, heating systems, roof voids and external cement products were all carefully examined in accordance with HSG264 guidance.
Several textured decorative coatings were identified on ceilings and walls throughout different areas of the property. As textured coatings installed before the late 1990s can contain small amounts of asbestos, representative samples were carefully collected using controlled sampling techniques. Each sample was individually sealed, labelled and submitted to a UKAS-accredited laboratory for analysis to determine whether asbestos fibres were present.
The original parquet flooring within parts of the property was also inspected. While the timber flooring itself did not present a concern, the black bitumen adhesive used to secure the parquet blocks and several floor tiles were considered suspect materials. Representative samples of the bitumen and floor tiles were carefully obtained and forwarded for laboratory analysis, as these materials used in older homes can occasionally contain asbestos.
Externally, asbestos cement undercloaking boards were identified beneath sections of the roofline. Asbestos cement was widely used in domestic construction because of its durability and weather resistance, making it a common feature on properties throughout Chigwell and the surrounding areas. The undercloaking boards were found to be in generally good condition with no significant signs of deterioration or damage.
Following laboratory analysis, the survey findings were incorporated into a detailed asbestos management report. The report included the laboratory certificates, material assessment scores, colour photographs, annotated plans and practical recommendations for the ongoing management of each identified asbestos-containing material. This information provides the homeowner with a clear asbestos register that can be referred to before any future maintenance, refurbishment or installation works are undertaken.
As the identified asbestos-containing materials were generally in sound condition and unlikely to be disturbed during normal occupation, immediate removal was not recommended. Instead, advice focused on regular monitoring, avoiding unnecessary disturbance and ensuring that any contractors carrying out future works are informed of the locations of asbestos before work begins. This approach enables asbestos to be managed safely while avoiding unnecessary costs and disruption.
