Commercial Asbestos Management Survey | Canterbury Kent

Our surveyors recently completed a comprehensive asbestos management survey at a well-established commercial tool hire unit in Canterbury, Kent. The survey was commissioned to assist the duty holder in meeting their legal obligations under the Control of Asbestos Regulations 2012, ensuring that any asbestos-containing materials (ACMs) present within the premises were identified, assessed and appropriately managed while the business continued operating safely.

Canterbury is widely recognised for its historic city centre and iconic cathedral, but it is also home to a thriving commercial sector, with industrial estates, builders’ merchants, trade counters and tool hire businesses serving both the city and surrounding East Kent communities. Many commercial units around Wincheap, Sturry Road and the wider Canterbury area were constructed during the 1960s, 1970s and 1980s, when asbestos-containing materials were routinely incorporated into industrial and commercial buildings because of their strength, durability and fire-resistant properties.

The purpose of the asbestos management survey was to inspect all accessible areas of the tool hire premises, identifying the presence, location and condition of asbestos-containing materials that could be disturbed during normal occupation, servicing or routine maintenance. Our experienced asbestos surveyor carried out a systematic inspection of the warehouse, customer reception area, trade counter, workshop, storage areas, staff welfare facilities, offices and all accessible external elements.

Within the office and customer-facing areas, decorative finishes were carefully examined for materials commonly associated with asbestos use. Samples were obtained from textured ceiling coatings and textured wall coatings, which remain one of the most frequently encountered asbestos-containing materials within commercial properties built before the year 2000. Controlled sampling techniques were used to minimise disturbance before the samples were securely packaged and submitted to a UKAS-accredited laboratory for analysis.

Throughout several office and welfare areas, older vinyl floor tiles were identified and representative samples were taken for laboratory testing. Floor tiles of this age are commonly found within commercial premises across Canterbury due to their durability and ease of maintenance. Laboratory analysis enables the duty holder to establish whether asbestos is present within the tiles or associated bitumen adhesive before any refurbishment or replacement work is undertaken.

The external inspection confirmed the presence of an asbestos cement roof across the main warehouse section of the building. Cement roofing sheets were extensively used on industrial and commercial premises throughout Kent and remain a familiar feature on many trade units today. While asbestos cement products are generally regarded as lower-risk materials because the asbestos fibres are tightly bound within the cement matrix, they still require appropriate management to ensure they remain in good condition and are not damaged during maintenance or future building works.

The survey also identified asbestos cement rainwater goods, including gutters and downpipes serving the warehouse and office accommodation. These products continue to be encountered regularly on older commercial buildings throughout Canterbury and the surrounding villages. During the inspection, each section of the rainwater system was assessed for signs of deterioration, cracking, impact damage or weathering, allowing suitable management recommendations to be included within the final report.

Every identified asbestos-containing material was recorded in detail, with its exact location, product type, accessibility and overall condition documented within the asbestos register. Photographs were taken throughout the survey to assist future identification, while material assessment scores were allocated in accordance with current HSE guidance to help prioritise future management requirements.

Following completion of the site inspection, all samples were analysed by a UKAS-accredited asbestos testing laboratory. The client subsequently received a comprehensive asbestos management survey report containing laboratory certificates, annotated photographs, asbestos register, material assessment scores and practical recommendations for the ongoing management of the identified asbestos-containing materials. This information enables maintenance contractors, electricians and building managers to carry out work safely while reducing the likelihood of accidental asbestos disturbance.

Commercial premises throughout Canterbury frequently contain asbestos products due to the widespread development of industrial estates and trade facilities during the latter half of the twentieth century. Tool hire depots, builders’ merchants, engineering workshops and warehouse units located around Wincheap Industrial Estate, Broad Oak Road and other commercial areas often include asbestos cement roofing, external rainwater goods, textured coatings and older flooring materials. Identifying these materials through a professional asbestos management survey is an essential part of protecting employees, customers, contractors and visitors while maintaining compliance with current asbestos legislation.
