The Project

Before attending site, the team review any available information provided by the client, including previous asbestos surveys, asbestos registers, building plans, and details of the property’s age, construction, and use. On arrival the surveyor will discuss the scope of the survey with the client or site representative, confirm the areas to be inspected, and identify any access restrictions or health and safety considerations.

The surveyor carried out a systematic visual inspection of all accessible areas within the agreed survey scope, including ceilings, walls, floors, roof voids (where safely accessible), service risers, plant rooms, ducts, and other building elements where asbestos-containing materials are commonly found. The surveyor will assess all suspect materials based on their appearance, location, condition, and likelihood of containing asbestos.

Where a material cannot be confidently identified as non-asbestos the surveyor will carefully obtain representative bulk samples using controlled techniques to minimise fibre release. Appropriate personal protective equipment (PPE) and respiratory protective equipment (RPE) are worn where necessary, and all sampling locations are sealed following sample collection to leave the material in a safe condition. Each sample is uniquely labelled and submitted to a UKAS-accredited laboratory for analysis.

Throughout the survey the surveyor will record the location, product type, extent, accessibility, surface treatment, and condition of all identified or presumed asbestos-containing materials. Photographs are taken where appropriate to support the findings, and all locations are accurately documented.

Following the site inspection and receipt of the laboratory results the team will prepare a comprehensive asbestos management survey report. This includes details of all identified asbestos-containing materials, laboratory certificates, material assessment scores, annotated plans where applicable, photographs, and practical recommendations for ongoing management. The report enables the duty holder to comply with their legal responsibilities by maintaining an up-to-date asbestos register and implementing suitable management measures to prevent accidental disturbance of asbestos-containing materials.

Need an asbestos management survey in Little Ilford?

Commercial buildings can still contain asbestos in ceiling finishes, floor tiles, wall panels, service voids, insulation, roofline materials, and other hidden areas, particularly in properties built or refurbished before 2000. A professional asbestos management survey helps identify and manage these risks, supporting safe occupation and compliance with asbestos regulations.
