Project Overview
We were commissioned to undertake a full asbestos demolition survey at this single-storey residential property in Rainham, Essex. The building was due to be demolished as part of a redevelopment project, and the survey was required to identify all asbestos-containing materials (ACMs) before any structural works began.
Survey Scope
Our qualified surveyors carried out an intrusive and comprehensive inspection of the property, following the guidelines set out in HSG264. Every part of the structure was accessed and examined – including internal voids, floor spaces, roof linings, and external features. Samples from any suspect materials were taken under controlled conditions and sent to a UKAS-accredited laboratory for analysis.
Findings
- Ceiling Panels: Asbestos insulating board (AIB) was found in ceiling linings within the hallway and kitchen areas.
- Pipe Lagging: Thermal insulation around sections of pipework in the loft space was confirmed to contain asbestos.
- Cement Roofing: The outbuilding roof was constructed from asbestos cement sheets, which were intact but heavily weathered.
- Textured Coatings: Chrysotile (white asbestos) was detected in small amounts within textured ceiling coatings in one bedroom.
Recommendations
- Licensed Removal: All AIB ceiling panels and pipe lagging must be removed by a licensed asbestos contractor before demolition can commence.
- Non-Licensed Removal: The asbestos cement roofing and textured coatings can be removed under controlled conditions by trained personnel in accordance with HSE guidance.
- Air Testing: Air monitoring and a final visual inspection should be undertaken following removal to ensure the building is safe to demolish.
- Waste Disposal: All asbestos waste should be double-bagged, labelled, and disposed of at a licensed hazardous waste facility.
Outcome
The demolition asbestos survey provided the client with a full and accurate record of asbestos materials within the building. With our detailed report and clear recommendations, the demolition contractor can now proceed safely and in compliance with the Control of Asbestos Regulations 2012.
