Our asbestos surveyor recently attended a commercial site in Croydon, South London, to carry out asbestos management surveys across three separate warehouse buildings.
Unlike a straightforward survey of a single commercial unit, this project required each warehouse to be considered individually while also assessing the site as a whole. The buildings had their own internal layouts, construction details and areas of previous alteration, meaning materials found in one warehouse could not automatically be assumed to be present in the neighbouring units.

Three Warehouses – Three Separate Inspections

Large open spaces may appear relatively simple at first glance, but warehouses can contain asbestos materials across roof structures, wall panels, service installations, offices, toilets, plant areas and previous internal alterations.
Our surveyor therefore inspected each of the three Croydon warehouses systematically, rather than treating the development as one identical group of buildings.

Finding asbestos does not automatically mean a warehouse has to stop operating or that every asbestos-containing material needs to be removed. An important part of an asbestos management survey is assessing the condition and potential for disturbance of identified materials. This is particularly relevant within warehouses.
Commercial units can experience frequent movement of stock, forklifts, pallet handling, deliveries, maintenance contractors and installation of racking or machinery. A material positioned where it could easily be struck or disturbed may therefore require different management from the same material located in an inaccessible area.
Our survey considered these practical factors when recording suspect and identified materials.
Where an asbestos-containing material is in sound condition and can safely remain in place, ongoing management may be appropriate. Where a material is damaged, deteriorating or vulnerable to disturbance, further action may be recommended.
Creating a Useful Asbestos Record for the Croydon Site
Following completion of the inspections and receipt of any laboratory analysis required, the survey information is compiled into a detailed asbestos management survey report.
The report provides the client with a record of the survey findings across the three warehouse buildings, including the location and condition of identified or presumed asbestos-containing materials where applicable.

Before Maintenance or Alterations Take Place
Warehouse buildings are frequently altered to accommodate new tenants or changing business requirements.
New racking may be installed, offices enlarged, electrical equipment upgraded, heating replaced or internal partitions removed.
The existing asbestos management survey can help identify known asbestos-containing materials during routine maintenance. However, a management survey is not intended to provide the level of intrusive inspection required before significant refurbishment.
If future works involve opening up previously inaccessible parts of one of the Croydon warehouses, a suitable refurbishment asbestos survey may be required before those works begin.
