Location: Witham, Essex
Property Type: 4-Bedroom House
Survey Type: Asbestos Management Survey (CAR 2012 Compliance)
Survey Date: 18/08/2026

Asbestos Surveys Essex recently carried out a comprehensive asbestos management survey to a four-bedroom residential property in Witham, Essex. The survey was undertaken to identify any accessible asbestos-containing materials within the house and provide the property owner with a clear record of their location and condition for future management.
Witham has a varied residential property stock, with many homes constructed or altered during periods when asbestos-containing building products were routinely used throughout the UK. Properties within the town have also often undergone several stages of refurbishment and modernisation, meaning older materials can remain concealed or incorporated alongside newer finishes.
Our surveyor completed a systematic inspection of all accessible areas of the four-bedroom house, including the bedrooms, living areas, kitchen, bathroom, WC, hallways, cupboards and other accessible internal and external areas.
During the inspection, a number of materials were identified as requiring further investigation. Representative samples were carefully taken of textured coatings to ceilings and walls. Textured decorative coatings were widely applied to residential properties throughout Essex and can sometimes contain small quantities of asbestos, particularly where the finishes date from earlier refurbishment periods.
A sample was also collected from the property’s cement flue. Asbestos cement was historically used for flue pipes because of its durability and resistance to heat, making this an important material to assess as part of the overall management survey.
The survey also identified an older toilet cistern that required sampling. Moulded products containing asbestos were historically manufactured for use in certain sanitary installations, and a representative sample was taken so its asbestos content could be accurately determined.
All samples collected during the Witham asbestos survey were submitted for laboratory analysis to establish whether asbestos fibres were present.
The location, condition and extent of the suspect materials were recorded within the completed asbestos management survey report, together with the relevant laboratory results and recommendations for their ongoing management where required.
Residential Asbestos Surveys in Witham
Carrying out an asbestos management survey in Witham provides homeowners, landlords and property managers with valuable information about materials that may remain within an older residential property. Identifying these materials is particularly useful before future maintenance or minor works, helping ensure that known or suspected asbestos is not accidentally disturbed.
With its mixture of historic properties, established twentieth-century housing and newer residential development, Witham has homes dating from many different periods of construction. An asbestos survey should therefore always be based on the individual age, construction and refurbishment history of the property rather than assumptions based solely on its location.
Asbestos Surveys Essex provides asbestos management, refurbishment and demolition surveys throughout Witham, the CM8 area and surrounding parts of Mid Essex, helping homeowners and property professionals obtain clear and reliable asbestos information for their buildings.
