Asbestos can be found in many older homes, particularly in materials used for ceilings, flooring, insulation, roofing and pipework. While its presence does not necessarily mean a property is unsafe, it is important to identify potential asbestos-containing materials before buying, renovating or carrying out disruptive work. Use the checklist below to highlight common warning signs and identify areas that may require professional testing or further investigation.

- - - 1. Verify the Age of the Building Was the house built or extensively renovated before the year 2000? If yes, treat the property as potentially containing asbestos.
    - 2. Inspect the Ceilings Look closely at the plasterwork. Does it feature standard stippled or textured coatings (often referred to as Artex)? These materials frequently contain white asbestos.
    - 3. Examine the Garage or Outhouses Check the roofing sheets of any detached structures. Are they made from grey, corrugated cement panels?
    - 4. Check Exterior Rainwater Goods Look closely at downpipes, drainage hoppers, and gutters. Older thick, grey profile pipes are often made from compressed asbestos-cement.
    - 5. Review Old Floor Coverings Peek under loose carpets or laminate transitions. Are there old, brittle 9-inch vinyl tiles or black bitumen adhesive layers visible on the subfloor?
    - 6. Audit the Airing Cupboard Look around old hot water cylinders. Is there white or off-white insulation wrap around the pipework or insulation panels backing the cupboard doors?
    - 7. Check Around Heating Units Is there an older, legacy boiler system present? Look for thick, cast-like insulation lagging applied directly to older flue pipes or boiler surrounds.
    - 8. Scan Internal Partition Walls Knock gently on panels surrounding under-stairs storage, boiler housing, or internal utility doors. Do they sound hollow or look like fiber boards rather than modern plasterboard?
    - 9. Check the RICS Survey Findings If you have already received a homebuyer report, carefully check sections covering elements like ceilings, fireplaces, or outbuildings for standard warning phrases or “Category 3” hazardous material flags.
    - 10. Outline Your Future Renovation Goals Are you planning to knock through walls, rewire, or replaster immediately after moving in? If yes, any suspected asbestos items must be formally tested beforehand to protect your tradespeople.
