Asbestos Management Survey | Clacton, Essex

Project Overview

An asbestos management survey was carried out at a sports and social club in Clacton-on-Sea, Essex. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the premises and support safe ongoing occupation, routine maintenance, and future property management.

The purpose of the survey was to provide the dutyholder with a clear asbestos register and practical recommendations for managing any asbestos risks within the building.

Survey Scope

A non-intrusive asbestos management survey was completed across accessible areas of the sports and social club. The inspection included:

• Main club and social areas
• Bar and customer areas
  Staff and back-of-house areas where accessible
  Ceilings, wall finishes, and floor finishes
• Service routes and accessible voids
• External store and associated building materials
• External accessible areas of the premises

Materials suspected of containing asbestos were sampled where appropriate and submitted to a UKAS-accredited laboratory for analysis. Samples were taken from ceiling textured coatings, floor tiles, damp proof course materials, mastics, and insulating board ceiling panels within the external store. The survey was carried out in accordance with HSG264 guidance.

Findings

• Textured Ceiling Coatings: Ceiling textured coatings were identified within selected areas of the premises. Samples were taken to confirm whether asbestos was present.
• Floor Tiles: Suspect floor tiles were identified and sampled as part of the inspection to determine their asbestos content.
• Damp Proof Course: Damp proof course materials were inspected and sampled where accessible.
• Mastics: Suspect mastics were identified during the survey and sampled for laboratory analysis.
• Insulating Board Ceiling Panels: Insulating board ceiling panels were identified within the external store and sampled due to their potential asbestos content.
• Condition: Any suspect materials identified during the survey were assessed for condition, accessibility, and potential risk during normal occupation or routine maintenance.

Recommendations

Management & Monitoring: Any confirmed asbestos-containing materials should remain undisturbed and be periodically monitored as part of the asbestos management plan.

Avoid Disturbance: Care should be taken before drilling, sanding, removing, or altering ceiling finishes, floor tiles, mastics, damp proof course materials, or insulating board panels.

Contractor Awareness: Contractors attending the premises should be provided with the asbestos report before carrying out maintenance, repairs, or improvement works.

Further Investigation: If future refurbishment, intrusive works, or removal works are planned, an asbestos refurbishment survey should be completed before those works begin.

The client now has a clear asbestos management survey report for the sports and social club in Clacton-on-Sea, Essex. The findings support safe day-to-day occupation and provide the dutyholder with the information needed to manage asbestos risks during routine maintenance and future property works.
