Objective:
To carry out a domestic asbestos refurbishment survey at a residential property in East London, prior to planned renovation works. The survey was completed in line with the Control of Asbestos Regulations 2012 (CAR 2012) and aimed to identify any asbestos-containing materials (ACMs) that could be disturbed during refurbishment, ensuring safe removal and compliance before works commenced.
Scope of Work:
- Intrusive Inspection: A full inspection of all areas due to be impacted by the upcoming refurbishment works, including:
- Living areas
- Ceilings and walls
- Floor covering
- Bathroom and kitchen areas
- Pipe boxing, risers and void spaces
- Targeted Sampling: Representative samples taken from suspected ACMs, including:
- Textured coatings (walls and ceilings)
- Vinyl and thermoplastic floor tiles with adhesive
- Boxing and risers for asbestos insulating board (AIB)
- Pipe lagging and insulation
- Laboratory Analysis: All samples are submitted to a UKAS-accredited laboratory for asbestos identification.
- Risk Assessment: Assessment of ACMs for condition, location and likelihood of disturbance during refurbishment.
- Recommendations: Safe removal or management advice provided for all identified ACMs.
Survey Findings & Risk Assessment:
Laboratory analysis confirmed ACMs in the following locations:
- Textured Coatings (Chrysotile Asbestos)
- Location: Ceilings in multiple rooms
- Condition: Good, no damage
- Risk Level: Low (Priority 3) – No immediate action required
- Recommendation: Requires licensed removal if disturbed during refurbishment
- Vinyl Floor Tiles & Adhesive (Chrysotile Asbestos)
- Location: Ground floor rooms and hallway
- Condition: Good
- Risk Level: Low (Priority 3)
- Recommendation: Safe if left undisturbed; removal required to floor replacement
- Asbestos Insulating Board
- Location: Boxing in around pipework in kitchen and bathroom
- Condition: Fair, sealed but vulnerable to damage during works
- Risk Level: Low-Medium (Priority 2)
- Recommendation: Licensed removal required prior to any refurbishment
Immediate Actions & Ongoing Management:
✔ High Priority: Arrange for licensed removal of AIB and any ACMs directly impacted by refurbishment
✔ Medium Priority: Remove floor tiles and textured coatings from work areas via licensed contractor
✔ Low Priority: Ensure asbestos awareness for all contractors working on-site
✔ Essential: Provide client with full asbestos refurbishment survey report and guidance on safe working practices

The survey has:
- Provided a complete asbestos register for the property
