Project Overview
Our aim was to carry out a commercial asbestos refurbishment survey at a large office building in East London ahead of planned internal refurbishment works. The purpose was to identify an assess all asbestos-containing materials (ACMs) that could potentially be disturbed during the upcoming renovation, ensuring the site complies with the Control of Asbestos Regulations 2012 (CAR).
Survey Process
Our qualified asbestos surveyors conducted a thorough inspection of all accessible areas within the building. The team focused on materials commonly known to contain asbestos, taking various samples for analysis, these materials included:
- Composite Panels – Within ceiling voids and risers.
- Textured Coatings – On ceilings and walls.

All collected samples were sent to a UKAS-accredited laboratory for conclusive analysis.
Findings & Risk Assessment
The laboratory results confirmed that presence of asbestos in the following materials:

- Location: Service risers and above ceiling voids.
- Condition: Moderate – sealed but aged.
- Risk Level: Medium (Priority 2)
- Recommendation: Licensed removal required prior to refurbishment.
- Textured Coatings:
- Location: Office ceilings.
- Condition: Good – bonded and stable.
- Risk Level: Low (Priority 3)
- Recommendation: Safe if undisturbed; removal required if impacted by works.
Immediate Actions & Management Plan
- High Priority: Appoint a licensed contractor for removal of identified high-risk ACMs.
- Medium Priority: Ensure site staff and contractors are made aware of asbestos presence.
- Low Priority: Maintain detailed asbestos register and re-inspect during future works.
- Essential: Include asbestos information in the refurbishment health and safety plan (CDM 2015 compliance).
