Objective:
To undertake a domestic asbestos management survey at a residential property in Loughton, Essex, in accordance with the Control of Asbestos Regulations 2012 (CAR 2012). The aim was to identify the presence of any asbestos-containing materials (ACMs) throughout the home and provide clear guidance for safe management and future maintenance.
Survey Process:

Survey Findings & Risk Assessment:
Laboratory analysis confirmed the presence of ACMs in several locations within the property, including:
- Textured Coatings:
- Location: Ceilings in hall and landing.
- Condition: Good – no damage or flaking.
- Risk Level: Low (Priority 3)
- Recommendation: Leave in situ, monitor condition, and avoid disturbance.
- Cement Products:
- Location: Garage roof panels and rainwater downpipes.
- Condition: Fair – some minor weathering.
- Risk Level: Medium (Priority 2)
- Recommendation: Monitor for further deterioration; seal or replace if damaged.
Immediate Actions & Ongoing Management:
Following the survey, the client was provided with a comprehensive asbestos report within 24 hours, which included:
- Label all known ACMs for easy identification.
- Record findings in an asbestos register provided to the homeowner.
- Provide asbestos awareness guidance to occupants and tradespeople.
- Recommend safe work practices should refurbishment or maintenance be required in ACM-affected areas.
As no immediate removal was necessary, the property owners were advised to ensure the ACMs remained in good condition and undisturbed, with periodic inspections to monitor their state.
