Asbestos Management Survey | Residential Property, South East London

We were instructed to carry out an asbestos management survey at a residential property located in South East London. The survey was requested by the property owner to identify any asbestos-containing materials within the building and to ensure the property could be safely managed prior to planned maintenance and improvement works.

The property is a traditional early twentieth century terraced house. Homes of this age often contain asbestos materials that were introduced during later refurbishments or upgrades, particularly throughout the mid to late twentieth century when asbestos products were widely used in domestic construction.

The purpose of the survey was to identify any asbestos-containing materials that may be present within the property, assess their condition, and provide clear guidance to ensure they can be safely managed without risk to occupants or contractors carrying out future works.

Scope of Inspection

The survey covered all reasonably accessible areas of the property including the ground floor living spaces, kitchen, hallway, first floor rooms, loft space, and external elements of the building. Service areas such as understairs cupboards and utility spaces were also inspected.

Particular attention was given to areas commonly associated with asbestos in domestic properties, including floor coverings, ceiling finishes, service boxing, and external building materials.

Survey Findings

Following inspection and laboratory analysis of sampled materials, several asbestos-containing materials were identified within the property. These included chrysotile-containing vinyl floor tiles and asbestos cement products associated with external building elements.

The materials identified were generally found to be in good condition and showed no visible signs of damage or deterioration. In their current condition, the likelihood of disturbance during normal occupation of the property is low.

Each material was assessed in terms of its condition and the likelihood of disturbance, allowing appropriate management advice to be provided.

Recommendations

After completing the survey, we provided the property owner with a full asbestos survey report including an asbestos register, material assessments, and clear information on the location of all identified asbestos-containing materials.

As the materials identified were stable and in good condition, immediate removal was not considered necessary. Instead, we recommended that the materials remain in place and are managed appropriately, with care taken if future renovation or refurbishment works are planned.

Contractors carrying out any future work should review the asbestos survey documentation prior to starting work to ensure materials are not accidentally disturbed.

Outcome

The property owner now has clear documentation confirming the presence and condition of any asbestos-containing materials within the property. This allows future maintenance or renovation work to be planned safely and ensures any asbestos risks within the property can be properly managed.
