We were instructed to carry out an asbestos management survey at a residential property located in South East London. The survey was requested by the property owner to identify any asbestos-containing materials within the building and to ensure the property could be safely managed prior to planned maintenance and improvement works.
The property is a traditional early twentieth century terraced house. Homes of this age often contain asbestos materials that were introduced during later refurbishments or upgrades, particularly throughout the mid to late twentieth century when asbestos products were widely used in domestic construction.

Survey Findings

The materials identified were generally found to be in good condition and showed no visible signs of damage or deterioration. In their current condition, the likelihood of disturbance during normal occupation of the property is low.
Each material was assessed in terms of its condition and the likelihood of disturbance, allowing appropriate management advice to be provided.
Recommendations
After completing the survey, we provided the property owner with a full asbestos survey report including an asbestos register, material assessments, and clear information on the location of all identified asbestos-containing materials.
As the materials identified were stable and in good condition, immediate removal was not considered necessary. Instead, we recommended that the materials remain in place and are managed appropriately, with care taken if future renovation or refurbishment works are planned.
Contractors carrying out any future work should review the asbestos survey documentation prior to starting work to ensure materials are not accidentally disturbed.
