We were appointed to undertake an asbestos management survey at a light industrial unit located in Dagenham, Essex. The survey was commissioned to ensure the premises complied with the Control of Asbestos Regulations 2012 and to help the business safely manage any asbestos-containing materials (ACMs) present within the building.
The property forms part of a small industrial estate and is used for workshop and storage activities. As with many industrial buildings constructed in the mid-to-late 20th century, materials containing asbestos were historically used due to their durability, insulation properties, and fire resistance.
The purpose of the survey was to identify any asbestos-containing materials within the premises, assess their condition and risk level, and provide clear recommendations for safe ongoing management.
Scope of Inspection
Our inspection covered all reasonably accessible areas of the unit, including the main workshop space, storage areas, office space, service cupboards, and external elements of the building. Particular attention was given to roof structures, wall panels, and service areas where asbestos-containing materials are commonly found within industrial units.
Survey Findings
Laboratory analysis confirmed the presence of asbestos cement materials within the building, primarily associated with external building elements and service areas.
These materials were found to be in good condition, intact, and unlikely to be disturbed during normal day-to-day use of the premises.
Based on both the material assessment and the location of the ACMs, the overall asbestos risk within the property was considered low, provided appropriate management procedures remain in place.
Recommendations
Following completion of the survey, we provided the client with a fully updated asbestos register, annotated plans identifying the locations of any ACMs, and practical guidance for ongoing management.
As the materials identified were stable and in good condition, removal was not recommended at this stage. Instead, we advised periodic re-inspection and ensuring that contractors review the asbestos register before carrying out any maintenance or refurbishment works.

The industrial unit now benefits from a compliant asbestos register and clear management documentation, ensuring asbestos risks are properly controlled. This allows the premises to continue operating safely while maintaining compliance with current asbestos regulations.
