Asbestos Management Survey | Residential Property, South East London

We have recently conducted an Asbestos Management Survey in a residential home in Westcliff-on-Sea, Essex. The aim of this type of survey is to locate any asbestos in the home and ensure it is properly managed in accordance with current legislation.

Approach & Findings

Throughout the survey period, our team undertook a thorough examination of all areas within the home that were accessible. Particular attention was drawn to a head panel situated above an internal doorway that had the appearance and characteristics of Asbestos Insulating Board (AIB).

Because of the potential risk that this material may pose, a controlled sample was safely taken from this head panel using safe working procedures. It was then sealed and forwarded to a laboratory for analysis to confirm that it contained asbestos.

Recommendations

After conducting the tests, the client received a comprehensive report regarding the following aspects:

• The exact location and type of material tested
• Laboratory test results confirming the presence of asbestos
• The state and level of risk in the material
• Recommendations for handling or removal of the material

Considering AIB as a high-risk material containing asbestos, appropriate control measures have been recommended for ensuring client safety within the building.

Outcome

The survey gave the homeowner guidance and peace of mind as they are now aware of the asbestos risks and are taking the appropriate steps before undertaking any further work.
