Asbestos Management Survey in Clacton-on-Sea, Essex – Ceiling & Wall Coating Sampling

An Asbestos Management Survey was carried out at a 3-bedroom house in Clacton-on-Sea, Essex, to identify any asbestos-containing materials (ACMs) and ensure they are safely managed within the property.

Survey Approach & Findings

Our surveyors completed a detailed inspection of all accessible areas throughout the property, focusing on materials commonly associated with asbestos in residential homes.

During the survey, textured coatings to both ceilings and walls were identified as materials of potential concern. These decorative finishes are widely used in older properties and can sometimes contain asbestos fibres.

To confirm the presence of asbestos, controlled samples were carefully taken from both the ceiling and wall coatings in line with HSE guidance. All samples were sealed and sent to a UKAS-accredited laboratory for analysis.

Recommendations

Following testing, the client received a comprehensive asbestos survey report outlining:

• The location and type of materials sampled
• Laboratory results confirming asbestos content (if present)
• The condition and associated risk level of each material
• Clear recommendations for safe management, monitoring, or removal if required

Where materials remain in good condition, they can typically be safely managed in place without immediate removal.

The survey provided the homeowner with a clear understanding of asbestos within the property, allowing them to safely plan any future works and maintain compliance with current regulations.
