Asbestos Management Survey in Harwich, Essex – Bungalow Ceiling & Pipework Sampling

An Asbestos Management Survey was undertaken at the premises of a 3-bedroom bungalow in Harwich, Essex. The purpose of the survey was to identify any asbestos-containing materials in the building and manage them accordingly.

Survey Approach & Findings

During the survey of the bungalow, the surveyors inspected all the accessible areas. The survey was undertaken to identify any materials that might be likely to contain asbestos in the building. The age of the building was taken into consideration during the survey.

During the survey, textured coating was identified on the ceilings. In addition, the presence of the cement sleeve around the pipework was also identified. The cement sleeve around the pipework might be likely to contain asbestos fibres.

To establish the presence of asbestos in the building, samples were collected from the textured coating and the cement sleeve around the pipework. The samples were then sent to a UKAS-accredited laboratory.

Recommendations

After carrying out laboratory tests, the client received a comprehensive report on the asbestos survey that included:

• Location and nature of materials examined
• Results from laboratory tests confirming that the material contains asbestos (if it did)
• Condition and associated risk level of each material
• Recommendations for handling, monitoring, and/or removing the material (if necessary)

Management in situ is often recommended if the material is in good condition, thus minimizing handling and disturbance.

Outcome

The client was able to understand and be aware of any risks associated with asbestos in the house through the survey.
