Asbestos Management Survey in Brentwood, Essex – Flat Inspection & Sampling

An Asbestos Management Survey was carried out at a residential flat in Brentwood, Essex, to identify any asbestos-containing materials (ACMs) and ensure they are safely managed within the property.

Survey Approach & Findings

Our surveyors conducted a detailed inspection of all accessible areas within the flat, focusing on materials commonly associated with asbestos in residential buildings of this type.

During the survey, textured coating to ceilings was identified as a material of potential concern. These coatings are widely used in residential properties and can sometimes contain asbestos fibres.

To confirm whether asbestos was present, a controlled sample was carefully taken from the ceiling coating in line with HSE guidance. The sample was sealed and sent to a UKAS-accredited laboratory for analysis.

Recommendations

Following laboratory testing, the client received a comprehensive asbestos survey report detailing:

• The location and type of material sampled
• Laboratory results confirming asbestos content (if present)
• The condition and associated risk level of the material
• Clear recommendations for safe management, monitoring, or removal if required

Where materials are in good condition, they can often be safely managed in place without immediate removal.
