Project Overview
We recently completed a commercial asbestos refurbishment survey at a mixed-used property in North West London, ahead of internal renovation and fit-out works. The survey was commissioned to meet regulatory requirements under the Control of Asbestos Regulations 2012 (CAR 2012) and to ensure the health and safety of all workers involved in the refurbishment.
Purpose of the Survey
The client planned to carry out refurbishment work at the premises, a corner unit formerly used as an estate agency. Given the age and nature of the building, it was essential to determine the presence of any asbestos-containing materials (ACMs) that could be disturbed during the proposed work.
Survey Details
Our experienced asbestos surveyors conducted an intrusive inspection of all relevant areas that would be impacted by the refurbishment. This included:
- Ground floor office areas
- Back rooms and partition walls
- Ceiling voids and underfloor service zones
Sampling & Analysis
During the survey, samples were taken from a range of composite materials, including:
- Partitions boards and ceiling panels
- Backing boards to service risers
- Wall linings and boxed in-in pipework enclosures
All collected samples were sent to a UKAS-accredited laboratory for conclusive analysis.
Findings & Risk Assessment
Lab results confirmed the presence of chrysotile asbestos within some of the composite materials used in internal partitions and panelling.

- Condition: Generally stable but at risk of disturbance during refurbishment
- Risk Level: Medium (Priority 2)
- Recommendation: Full removal by a licensed contractor prior to any intrusive works
Outcome
Following the survey, the client was provided with a comprehensive asbestos refurbishment report, which included:
- Annotated floor plans and sample locations
- ACM register with material condition and risk ratings
- Recommendations for safe removal and next steps
- Guidance to remain compliant with CAR 2012 before renovation begins
