Project Overview

We recently completed a detailed Asbestos Refurbishment Survey for a commercial property in Cambridge, Cambridgeshire. This project marks another step in our continued effort to provide expert asbestos surveying services to businesses across new regions, including the historic city of Cambridge.

The property, a large commercial office building in the heart of Cambridge, required a comprehensive asbestos survey before planned refurbishment works. The project involved significant structural changes, including the reconfiguration of office spaces and upgrades to utility systems, necessitating an in-depth assessment of all areas where asbestos-containing materials (ACMs) might be present.

Survey Process

Our team of licensed asbestos surveyors conducted a thorough and intrusive inspection to ensure all ACMs were identified and assessed before work commenced. The survey included:

• Internal Inspections: A detailed examination of ceilings, walls, flooring, and other surfaces in offices, meeting rooms, and communal areas.
• Intrusive Sampling: Accessing concealed spaces, such as behind wall panels, in ceiling voids, and under raised flooring, where asbestos materials are often hidden.
• External Structure Examination: Inspecting roofing materials, cladding, and other external elements for asbestos content.

All inspections were carried out while maintaining minimal disruption to the business operations of the building’s occupants.

Findings

During the survey, we identified several ACMs in key areas, including:

• Asbestos-containing insulation boards in partition walls.
• Pipe lagging with asbestos material in the basement utility area.
• Textured coatings (Artex) in several office ceilings.

Each ACM was thoroughly assessed for its condition and the potential risks it posed during the planned refurbishment works.

Outcome and Recommendations

Upon completion of the survey, we provided the client with a detailed report that included:

• Comprehensive Findings: A full breakdown of identified ACMs, their locations, and conditions.
• Risk Assessments: Analysis of the potential risks associated with each ACM if disturbed during refurbishment.
• Tailored Recommendations: Guidance on the safe removal or management of ACMs to ensure compliance with health and safety regulations.

This survey allowed the refurbishment project to proceed with confidence, ensuring the safety of contractors and building occupants.
