Objective:

To carry out a commercial asbestos management survey at a property in Romford, Essex, in accordance with the Control of Asbestos Regulations 2012 (CAR 2012). The survey was conducted to help the client fulfil their legal duty to manage asbestos and ensure the premises remain safe for ongoing occupation and maintenance. Due to operational deadlines, a full report was delivered within 48 hours of the inspection.

Scope of Work:

Visual Inspection: A comprehensive non-intrusive inspection of all accessible areas within the building, including:

• Reception areas and office spaces
• Service risers, plant rooms and storerooms
• External elements including rooflines and rainwater goods

Targeted Sampling: Samples were collected from materials suspected to contain asbestos, including:

• Cement products, including roof panels, downpipes and soffits
• Various composite materials such as internal wall panels and ceiling boards

Laboratory Testing:

All samples were submitted to a UKAS-accredited laboratory, with expedited analysis to meet the client’s request for a rapid turnaround.

Survey Findings & Risk Assessment:

The lab confirmed asbestos was present in multiple materials:

• Cement-Based Materials (Chrysotile)
  • Located in rainwater goods and external soffits
  • Condition: Fair – minor surface water
  • Risk Level: Low
  • Recommendation: Label and monitor, avoid disturbance during maintenance
• Composite Materials
  • Found in internal partition boards and ceilings voids
  • Condition: Good – undamaged
  • Risk Level: Low to medium
  • Recommendation: Leave in place if undisturbed; manage with asbestos register and safe access procedures.

Outcome:

The project was completed efficiently and professionally, with the full management report delivered within 48 hours of the survey. The client now has:
