Project Overview
Our team recently conducted a Commercial Asbestos Management Survey at a property in Cambridge. This survey was essential for ensuring compliance with the Control of Asbestos Regulations 2012 and providing the client with a clear asbestos management plan for the building.
The property owner required an asbestos survey to identify and assess any asbestos-containing materials (ACMs) within the building as part of their ongoing duty to manage asbestos risks. As the premises undergo routine maintenance and minor refurbishments, it was crucial to determine whether any ACMs were present and if so, how they should be managed to prevent any health risks to employees and visitors.
Survey Process
Our licensed asbestos surveyors conducted a thorough, non-intrusive inspection of all accessible areas of the building. The focus was on materials that historically have been known to contain asbestos, particularly in buildings constructed before the year 2000.
During the survey, samples were taken of the following materials:
- Ceiling Textured Coating: A common decorative finish often containing asbestos.
- Vinyl Floor Tiles: Older vinyl flooring frequently contains asbestos within the adhesive or the tiles themselves.
The collected samples were sent to a UKAS-accredited laboratory for analysis to confirm the presence of asbestos fibres.
Findings & Risk Assessment
Laboratory analysis confirmed that both the ceiling textured coating and vinyl floor tiles contained asbestos. However, due to their current condition, the risk of fibre release was low as long as they remained undisturbed.
Recommendations & Next Steps
Following the survey, we provided the client with a detailed asbestos management report, which included:
- ACM Locations & Condition Assessment – Clear documentation of where asbestos was found and its current state.
- Risk Analysis – Evaluation of the likelihood of asbestos fibre release under normal building use.
- Management Plan – Recommendations for monitoring the materials, ensuring they remain undisturbed, and safe maintenance practices to prevent damage.
Since the ACMs were in good condition, immediate removal was not necessary, but regular monitoring was advised. The property manager was provided with guidance on safe working procedures should future renovations require asbestos removal.
