Commercial Asbestos Management Survey in Romford

The asbestos survey was performed on a warehouse and office site located in Romford, Essex. This work was done to establish whether the presence of any ACMs exists and that the building can be managed safely in daily use.

Survey Approach & Findings

A thorough inspection was conducted by our surveyors on all parts of the building that were accessible, including warehouse areas, offices, welfare rooms, and the exterior of the building.

As this building incorporates several different uses, an extensive range of materials was looked at, such as:

• Texture coatings on the ceilings of offices
• Floor finishes and subfloor materials
• Service and structural components
• Roof coverings and cladding of the exterior of the building

The roof covering of the warehouse was visually examined and identified as being a type of asbestos cement sheeting, commonly found in industrial buildings. Controlled samples were collected from interior coatings, such as the ceiling texture.

Samples collected were in accordance with HSE recommendations, and the samples were delivered to a UKAS approved laboratory for analysis.

After the survey and testing was completed, a comprehensive report was produced regarding:

• Location and nature of the material that was investigated/sampled
• Results of laboratory tests indicating the presence of asbestos wherever required
• Condition and risk rating of the materials concerned

The advice was customized according to the working environment within the warehouse.
