Asbestos Management Survey in Brentwood, Essex – Residential Property Inspection

The survey for asbestos management was done in one of the commercial buildings in Benfleet, Essex. The aim of doing this was to ascertain if there were any ACMs in the building.

Survey Approach & Findings

Our surveyors conducted an extensive assessment of all available interior and exterior parts of the unit, which included workshop areas, office zones, and welfare areas.

A variety of building materials that have been historically used in commercial buildings and linked to asbestos were examined across the entire property. The materials tested during the survey include the following:

• Ceiling textured paint
• Floor tiles
• Adhesive used to attach floor tiles
• Toilet tank
• Cement chimney and cap

Sampling was done according to HSE guidelines, minimizing any disturbances to the process.

The collected samples were then submitted to a UKAS-certified laboratory for further examination.

Recommendations

As a result of both the survey and testing conducted in the lab, the client was provided with an asbestos report which includes information such as:

• Location and the type of material inspected
• Lab findings indicating presence of asbestos
• Material conditions along with respective risks
• Advice on how to safely control, monitor, or remove asbestos from the site

The report helps the client manage asbestos effectively without disrupting ongoing operations in the unit.

Outcome

This survey ensured that a comprehensive register of asbestos was made available to the client along with the corresponding management plan, ensuring that the regulations were adhered to.
