Asbestos Management Survey in Stratford, East London – Communal Areas Inspection & Sampling

An Asbestos Management Survey was carried out within the communal areas of a block of flats in Stratford, East London, to identify any asbestos-containing materials (ACMs) and ensure the building is safely managed for residents and visitors.

Survey Approach & Findings

Our surveyors conducted a detailed inspection of all accessible communal areas, including hallways, stairwells, and shared access points throughout the building.

During the survey, an asbestos insulating board (AIB) header panel above a doorway was identified as a material of concern. Due to the higher-risk nature of AIB, a controlled sample was carefully taken in accordance with HSE guidance and sent for UKAS-accredited laboratory analysis.

In addition, textured coatings to various ceilings within the communal areas were also identified and sampled to confirm asbestos content.

Externally, asbestos cement undercloaking to the roofline was identified. Due to its location and condition, this material was presumed to contain asbestos, as sampling was not considered safe or necessary at the time.

Recommendations

Following the survey, the client received a comprehensive asbestos report outlining:

• Locations and types of identified or presumed asbestos-containing materials
• Laboratory results from sampled materials
• The condition and risk level of each material
• Clear recommendations for safe management, monitoring, or removal where required

Special consideration was given to the communal nature of the building, ensuring guidance aligned with maintaining safety for all occupants.

Outcome

The survey provided the client with a clear and structured asbestos register for the communal areas, enabling effective management of asbestos risks and ensuring compliance with current regulations.
