We were appointed to carry out an asbestos management survey at a commercial unit located in Romford, Essex. The survey was commissioned to ensure the premises complied with the Control of Asbestos Regulations 2012 and to identify any asbestos-containing materials that may be present within the building.
The property forms part of a light industrial and commercial estate and is used for storage and operational business activities. Buildings of this type, particularly those constructed or refurbished prior to the year 2000, commonly contain asbestos materials that must be properly identified and managed.

Survey Findings

The materials identified were found to be in stable condition and showed no signs of significant damage or deterioration. As a result, the likelihood of fibre release during normal day-to-day occupation of the premises was considered low.
Each identified material was assessed in terms of its condition and the likelihood of disturbance, allowing appropriate management recommendations to be provided.
Recommendations
Upon completion of the survey, we provided the client with a comprehensive asbestos survey report including an updated asbestos register, material risk assessments, and annotated plans showing the location of any asbestos-containing materials within the building.
As the identified materials were in good condition, immediate removal was not required. Instead, we recommended a controlled management approach, including periodic re-inspection of the materials and ensuring that contractors review the asbestos register prior to carrying out any maintenance or refurbishment works.
