1. Introduction & Project Scope

The property had been sitting empty for a while, and with new owners planning a major refurb, it was the perfect time to check for any asbestos-containing materials (ACMs) that might be hidden away from view.
2. How We Tackled It
This wasn’t your average quick look-around – refurbishment surveys are all about digging deeper. Our trained surveyors:
- Carried out a full intrusive inspection of the refurbishment zones – behind panels, under flooring, inside ceiling voids… basically, anywhere asbestos could be lurking.
- Collected samples of any suspect materials for UKAS-accredited lab testing.
- Documented every finding with photos, location maps, and clear notes, so there’s no guesswork later.
3. What Turned Up
Our detective work uncovered a few bits and pieces that had stood the test of time (and building regulations from decades past):
- Asbestos cement sheeting at the rear of the property.
- Textured decorative coating on part of a back-room ceiling.
- A small section of insulation board tucked behind old shelving.
Nothing unusual for a property of this age, but definitely the sort of thing you want on your radar before knocking through walls.
4. The Game Plan
We gave the client a clear set of next steps:
- Get a licensed asbestos removal team in before any building work starts.
- Carry out air testing once removal is complete for peace of mind.
- Keep the updated asbestos register handy for future works – no matter how small.
With the survey wrapped up, the new owners can move forward knowing exactly what’s in the building – and that the only dust flying around during the refurb will be the safe kind.
