Objective:

As part of our planned routine maintenance and ongoing property compliance, our team was instructed to carry out a commercial asbestos management survey at a characterful commercial property near Chelmsford, Essex. With its historic features and mixed construction materials, it was essential to identify any asbestos-containing materials (ACMs) present and assess their condition to ensure a safe working environment for occupants and contractors.

Scope of Work:

Our experienced surveyors completed a full non-intrusive inspection of the accessible areas throughout the property, including:

• Reception and common areas
• Roof spaces and loft voids
• Outbuildings, plant areas, and external elevations

Representative samples were taken and sent for analysis by a UKAS-accredited laboratory. The materials sampled during the survey included:

• Textured ceiling coatings, commonly found in older decorative finishes
• Asbestos cement materials, such as rainwater pipes and roofline elements
• Composite panels, used in internal partitions and ceiling voids

All samples were sent to a UKAS-accredited laboratory for detailed analysis.

Survey Findings:

Laboratory results confirmed the following materials contained chrysotile asbestos:

• Textured Coatings:
  • Location: Ceilings in several internal rooms
  • Condition: Good – undamaged
  • Recommendation: No immediate action required; monitor for future works
• Asbestos Cement:
  • Location: External rainwater goods and soffits
  • Condition: Slight weathering observed
  • Recommendation: Retain in place; re-inspect periodically
• Composite Materials:
  • Location: Internal wall and ceiling panelling
  • Condition: Fair – stable but aged
  • Recommendation: Leave in situ with clear labelling; manage during future maintenance

Outcome:

The client received a comprehensive asbestos management report, including:

• A full ACM register and condition ratings
• Risk assessments and photographic records
• A tailored management plan to ensure safe ongoing use and legal compliance

This proactive survey has given the client complete oversight of the building’s asbestos status and enabled them to implement responsible management practices moving forward.
