Project Overview
We were appointed to carry out a commercial asbestos management survey at a secondary school in South East London. The survey formed part of the school’s ongoing health and safety management programme, ensuring the premises remained safe for pupils, staff, and visitors while meeting duties under the Control of Asbestos Regulations 2012
Survey Scope & Methodology
The survey was carefully planned and undertaken to minimise disruption to the school day. Our surveyors inspected all accessible areas of the site, including classrooms, corridors, staff offices, science rooms, storage areas, boiler rooms, and external building elements.
Suspected asbestos-containing materials were safely sampled where required and sent to a UKAS-accredited laboratory for analysis. All work was carried out in line with HSG264 guidance, with a strong emphasis on safeguarding and site safety throughout the inspection.
Key Findings
- Ceiling Panels: Asbestos-containing ceiling tiles were identified in several older classroom and corridor areas. These were in good condition and securely fixed.
- Service Risers: Asbestos insulating board (AIB) was found within service risers and utility cupboards, sealed and not accessible to pupils.
- External Materials: Asbestos cement products were recorded on sections of roofline and rainwater goods around the building perimeter.
- No asbestos detected in floor coverings, teaching equipment, or recently refurbished areas of the school.
Recommendations

Managed Retention: All identified asbestos-containing materials were suitable to remain in place under a structured asbestos management plan.

Regular Monitoring: Periodic reinspection was recommended to ensure materials remain in good condition.

Restricted Areas: Service cupboards containing asbestos should remain locked and clearly labelled.

Future Works Planning: Any refurbishment, maintenance, or building works affecting the identified areas will require a refurbishment asbestos survey in advance.
