Project Overview

An asbestos management survey was carried out at a three-bedroom domestic property in Gravesend, Kent. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the property and ensure it remained safe for occupation and routine maintenance.

Survey Scope

A non-intrusive asbestos management survey was completed across all accessible areas of the property, including:

• Ceilings and internal finishes
• Loft space where accessible

Materials suspected of containing asbestos were sampled where appropriate and submitted to a UKAS-accredited laboratory for analysis. The survey was conducted in accordance with HSG264 guidance.

Findings

• Textured Ceiling Coatings: Decorative textured coatings were identified within selected areas of the property, including the hallway and main living spaces. Samples were taken to determine whether asbestos was present.
• Condition: The coatings were well maintained, with no visible signs of cracking, flaking, or previous disturbance at the time of the survey.
• Other Materials: No additional suspect asbestos-containing materials were identified within the accessible areas inspected.

Recommendations

• Management & Monitoring: Any identified asbestos-containing materials should remain undisturbed and be periodically monitored.
• Avoid Disturbance: Care should be taken when carrying out works involving ceilings or internal finishes.
• Contractor Awareness: All contractors should be provided with the asbestos report prior to undertaking works.
• Future Works: If refurbishment or alterations are planned, an asbestos refurbishment survey should be completed before any intrusive work begins.

Outcome

The homeowner now has a clear and compliant asbestos management report for the property. All identified materials were assessed as low risk under normal living conditions, allowing the home to remain safe for continued occupation.
