Project Overview

We were instructed to carry out an asbestos management survey at a purpose-built residential flat in South East London. The survey was requested by the property owner to ensure the building remained safe for occupation and to support ongoing maintenance planning in line with current asbestos regulations.

Survey Scope & Methodology

Our surveyor completed a non-intrusive inspection of all accessible areas within the flat and relevant communal sections of the building. This included living areas, service cupboards, window surrounds, and external elements where applicable.

Any materials suspected of containing asbestos were carefully sampled and sent to a UKAS-accredited laboratory for analysis. The survey was carried out in accordance with HSG264 guidance and with minimal disruption to residents.

Survey Findings

• Textured Coatings: Asbestos was identified within decorative ceiling coatings in the hallway and living room. These were in good condition and fully sealed.

• Service Duct Panels: Asbestos cement panels were found within communal service ducting adjacent to the flat.

• External Fabric: Cement-based materials containing asbestos were recorded around soffit and rainwater goods on the building exterior.

• No asbestos detected in floor coverings, wall plaster, or internal joinery.

Recommendations

• Management in Place: All identified asbestos-containing materials were in stable condition and can safely remain in situ under a formal management plan.

• Monitoring: Periodic visual inspections should be carried out to ensure no deterioration occurs over time.

• Resident & Contractor Awareness: The asbestos register should be made available to maintenance contractors before any intrusive work is undertaken.

• Future Works: Any refurbishment or alteration work affecting the identified areas will require a refurbishment asbestos survey in advance.

Outcome

The completed management survey provided clear documentation of asbestos locations and condition, giving the property owner confidence that the flat can continue to be safely occupied. With an up-to-date asbestos register now in place, future maintenance can be planned responsibly and in full compliance with the Control of Asbestos Regulations 2012.
