1. Objective
We were instructed to carry out an asbestos management survey within a self-contained residential flat in South East London. The survey was requested to identify any asbestos-containing materials (ACMs) within the flat itself and to ensure the accommodation remained safe for occupation and routine maintenance.
2. Survey Approach
A non-intrusive asbestos management survey was completed across all accessible areas within the flat, including the living areas, bedrooms, kitchen, bathroom, and internal storage cupboards.
Materials suspected of containing asbestos were sampled where appropriate and submitted to a UKAS-accredited laboratory for analysis. The survey was carried out in accordance with HSG264 guidance, providing a compliant assessment suitable for ongoing residential use.
3. Findings

Textured Coatings: Textured decorative coatings were identified on ceilings within the hallway and living room. Laboratory analysis confirmed the presence of chrysotile (white asbestos). The coatings were in good condition and showed no signs of damage.

Service Boxing: Asbestos insulating board (AIB) was presumed within internal service boxing located in a utility cupboard. The boxing was sealed and undisturbed at the time of inspection.

Kitchen & Bathroom: No asbestos-containing materials were identified within kitchen units, bathroom fittings, or wall finishes.

Floor Finishes: No asbestos-containing materials were identified within floor coverings throughout the flat.

4. Recommendations

Management & Monitoring: Identified asbestos-containing materials should remain in place and be visually inspected periodically as part of an asbestos management plan.

Avoid Disturbance: Textured coatings and service boxing should not be disturbed during routine maintenance or minor works.

Contractor Awareness: Any contractors undertaking work within the flat should be provided with the asbestos register prior to commencing works.

Future Alterations: If refurbishment works are planned that affect ceilings or service boxing, an asbestos refurbishment survey should be completed beforehand.
Outcome
The occupant now has a clear and compliant asbestos register for the flat. All identified materials were found to be in stable condition and present a low risk under normal occupation, allowing the property to remain safe for continued residential use.
