Objective
We were instructed to carry out a refurbishment asbestos survey at The Lincoln public house in Enfield ahead of planned internal refurbishment works. Due to the age of the building and the scope of proposed upgrades, a detailed intrusive survey was required to identify any asbestos-containing materials (ACMs) that could be disturbed during the works.
Our surveyors inspected all areas affected by the refurbishment, including the main bar areas, cellar spaces, back-of-house rooms, service risers, and ceiling voids. Controlled access techniques were used where necessary to inspect concealed areas safely. Samples of suspect materials were taken and analysed by a UKAS-accredited laboratory in line with HSG264 guidance.
The survey identified several ACMs within the building, including asbestos insulating board (AIB) behind wall linings and older ceiling panels, along with asbestos-containing materials within service voids. All findings were fully documented, with each material assessed for condition, risk, and required control measures.

A detailed report was issued to the client, clearly highlighting the locations of asbestos and outlining recommended actions prior to refurbishment. This enabled the project team to plan safe removal works and avoid unexpected delays or health risks during construction.
Outcome
By completing the asbestos refurbishment survey at an early stage, the client can now proceed with their refurbishment programme safely, confidently, and in full compliance with the Control of Asbestos Regulations 2012.
