1. Objective
We were recently commissioned to undertake a comprehensive domestic asbestos management survey at a mid-terrace residential property in Bromley, Kent. The objective of the survey was to locate and assess any asbestos-containing materials (ACMs) present throughout the property’s accessible areas, ensuring full compliance with current health and safety legislation and providing the homeowner with peace of mind.
2. Survey Approach
Our qualified surveyor conducted a systematic non-destructive inspection of the property, covering all accessible areas including living spaces, bedrooms, bathroom, kitchen, utility areas, and roof void. Where suspect materials were identified, representative samples were carefully collected following HSG264 guidance and submitted to a UKAS-accredited laboratory for detailed analysis. The survey was completed with minimal intrusion and full consideration for the occupants’ comfort and privacy.
3. Findings
- Textured Ceiling Coatings: Chrysotile (white asbestos) was identified in Artex-style ceiling finishes in the main bedroom and landing area. The material was in good condition with no signs of deterioration or damage.
- Window Sills: Asbestos cement window sills were detected in the rear bathroom and ground floor kitchen. The material was intact and well-sealed with paintwork.
- Floor Tiles: Vinyl floor tiles in the kitchen were confirmed to contain chrysotile asbestos. The tiles were firmly adhered with no lifting or cracking present.
- External Cladding: Timber-effect cladding on the front elevation was sampled and confirmed asbestos-free.
- No asbestos was detected in wall plaster, insulation materials, or any electrical panel components tested during the survey.

4. Recommendations
- Managed in Situ: The textured ceiling coatings, window sills, and floor tiles should be managed in place under controlled conditions. They pose no immediate risk provided they remain undisturbed and in good repair.
- Pre-Work Notification: Any future renovation, maintenance, or demolition work must be preceded by consultation of the asbestos register to prevent accidental disturbance of ACMs.
- Reassessment Schedule: The asbestos register should be formally reviewed every 12 months, or immediately prior to any planned refurbishment or alteration works.
- Safe Removal Option: Should the homeowner wish to remove any ACMs during future renovations, this must be undertaken by a licensed asbestos removal contractor in accordance with HSE guidelines.
Outcome
The survey has equipped the property owner with a detailed asbestos register and practical management strategy, ensuring ongoing compliance with the Control of Asbestos Regulations 2012. With all ACMs now identified and documented, the property can be maintained and improved safely, with full awareness of any materials requiring special handling or precautions.
