1. Objective:

We were instructed to carry out a domestic asbestos management survey at this beautiful period property in Wanstead, East London. The homeowners were planning light renovation work and wanted a full asbestos assessment to ensure everything could be carried out safely and in compliance with regulations.

2. Survey Approach

Our surveyor undertook a detailed visual inspection throughout the property, including the main living areas, loft space, basement storage, and exterior outbuildings. Any materials suspected of containing asbestos were carefully sampled for analysis at a UKAS-accredited laboratory. The survey was completed in accordance with HSG264 guidance, ensuring accuracy and minimal disruption to the residents.

3. Findings 

• Textured Ceiling Coatings: Asbestos was detected in decorative ceiling coatings in two first-floor rooms. The material was in good condition and securely bonded.
• Partition Panels: Asbestos insulating board (AIB) panels were found behind radiators on the ground floor, typical of older heating installations.
• Roofline Materials: Cement soffit boards were identified externally; these were intact and well-maintained.
• No asbestos present in wall plaster, skirting boards, or floor coverings.

4. Recommendations

• Management in Place: As all materials were in stable condition, no immediate removal was necessary. The asbestos register was updated for ongoing reference.
• Surface Treatment: Encapsulation of the AIB radiator panels is advised to prevent accidental disturbance during cleaning or future works.
• Contractor Briefing: Any contractors carrying out renovations should be informed of ACM locations before work begins.
• Regular Checks: A reinspection every 12 months is recommended to ensure the condition of materials remains unchanged.

The survey provided the homeowners with full peace of mind, clear documentation, and an asbestos management plan tailored to their property. With no high-risk items identified, they can now proceed with their home improvements safely and confidently.
