Project Overview:
We were appointed to carry out a commercial asbestos management survey at an industrial site in Dagenham, Essex. The premises included several warehouses, workshops, and office spaces used by a busy logistics company. The goal was to identify any asbestos-containing materials (ACMs) within the site and provide a clear management plan to ensure ongoing compliance and safety for staff an visitors.
Survey Methodology:
Our surveyors performed a detailed inspection of all accessible internal and external areas, including warehouse units, loading bays, service ducts, and plant rooms, Samples of suspect materials were taken and analysed by a UKAS-accredited laboratory. The survey was conducted in line with HSG264 guidelines, with minimal disruption to the client’s day-to-day operations.
Key Findings:
- Roof Panels: Asbestos cement roofing sheets were identified on two warehouse buildings. These were in fair condition with some surface weathering.
- Guttering & Downpipes: A number of rainwater goods were found to contain asbestos cement, but all were structurally sound and functional.
- Electrical Boards: Several older fuse boards and backing panels contained asbestos flash guards, which were stable and enclosed.
- Office Ceilings: No asbestos was detected within the ceiling tiles or decorative finishes in the administrative areas.
The Asbestos Register, which contains a full list of all identified materials, their condition, and a formal risk assessment, is available in the main survey report.
Conclusion & Recommendations:
To ensure the site is managed safely and in full compliance with regulations, the following strategic actions are recommended:
- Management Plan: All identified ACMs should be managed in place and included within the site’s asbestos register.
- Periodic Reinspection: The materials should be visually inspected at least once per year to monitor for any deterioration.
- Contractor Awareness: Site staff and maintenance contractors should be made aware of ACM locations before carrying out any intrusive works.
- Future Refurbishment Planning: When the time comes for building upgrades or roof replacement, removal should only be undertaken by licensed asbestos professionals.
By diligently following these recommendations, the duty holder can effectively manage asbestos risks, ensure regulatory compliance, and provide a safe working environment.
