1. Objective:
We were commissioned to carry out a domestic asbestos management survey at this residential property in Bishops Stortford. The purpose was to locate and assess any asbestos-containing materials (ACMs) that could be present and provide the homeowner with clear guidance for safe occupation and future maintenance.
2. Survey Methodology
Our team undertook a non-intrusive survey, covering all accessible areas of the house including living spaces, loft, garage, and service ducts. Where suspect materials were found, small samples were collected in line with HSG264 and submitted to a UKAS-accredited laboratory for analysis. Each material was also assessed for it’s condition and potential to release fibres if disturbed.
3. Key Findings
The assessment confirmed the presence of several asbestos materials common in homes of this age:
- Textured Coatings: Samples taken from ceilings in two bedrooms confirmed the presence of chrysotile (white asbestos). The surfaces were in stable condition with no immediate risk.
- Garage Roof: Corrugated asbestos cement sheeting was identified on the garage roof. It was weathered but intact at the time of inspection.
- Pipe Boxing: Presumed asbestos insulating board (AIB) was recorded around pipework in the understairs cupboard, showing minor damage in places.
- Other Materials: No asbestos detected in vinyl floor coverings, plaster finishes, or insulation in the loft.

4. Conclusion & Recommendations
The survey confirmed the presence of several asbestos-containing materials within the property. The following actions are recommended:
- Leave the textured coatings in place, with periodic monitoring to ensure condition does not deteriorate.
- Encapsulate or repair the AIB pipe boxing to minimise the chance of disturbance.
- Plan for the safe removal of the asbestos cement garage roof during future renovation or replacement works.
- Maintain an asbestos register and ensure any contractors are made aware before undertaking intrusive works.
