We were instructed to carry out a commercial asbestos management survey at a farmyard site in Chelmsford, Essex. The aim was to locate and assess asbestos-containing (ACMs) within several outbuildings to ensure safe occupation, compliance with regulations, and to support future maintenance planning.

Key Findings:
- Roofing Materials: Asbestos cement sheeting was found across multiple barn roofs. The sheets were weathered but remained largely intact.
- Wall Panels: Asbestos cement panels were identified in the walls of two storage buildings, in serviceable condition.
- Rainwater Goods: Several downpipes and gutters contained asbestos cement, with minor wear noted.
- No asbestos detected in floor screeds, electrical backing boards, or general decorative finishes.

Conclusion & Recommendations:
To ensure the new tenant can occupy and manage the unit safely and in compliance with the Control of Asbestos Regulations 2012, the following actions are essential:

- Periodic Inspections: Regular monitoring should be carried out to track condition, especially of the barn roof sheets exposed to the weather.
- Safe Working Procedures: Contractors carrying out repairs or refurbishments on site must be made aware of the asbestos register and follow controlled working methods.
- Future Refurbishment Planning: When the time comes for roof replacement or major works, removal should only be carried out by a licensed asbestos contractor.
