Objective:

We recently completed a commercial asbestos management survey at a property located in Linford, Essex. The client requested a proactive inspection to better understand the potential presence of asbestos-containing materials (ACMs) across the site and ensure their ongoing responsibilities under the Control of Asbestos Regulations 2012 (CAR 2012) were being met.

This type of survey is essential for any commercial premises, especially those constructed prior to 2000, where asbestos may still be present in structural or surface materials.

Scope of Work:

Our team carried out a full inspection of the property, covering both internal and external areas. We focused on materials commonly associated with historical asbestos use, and sampling was conducted in line with HSE guidance to ensure minimal disruption to the client’s day-to-day operations.

The materials sampled during the survey included:

• Textured coatings found on ceilings and upper walls areas
• Cement products, such as soffits, rainwater pipes, and panels
• Composite materials, including ceiling linings and wall boards

All samples were sent to a UKAS-accredited laboratory for detailed analysis.

Survey Findings:

Laboratory results confirmed the presence chrysotile asbestos in the following areas:

• Textured Coatings: Good overall condition, no damage noted
• Composite Materials: Secure but dated, mostly hidden from view

While none of the ACMs posed an immediate hazard, their presence was carefully recorded and assessed to inform future maintenance decisions.

Outcome:

A full asbestos management report was issued to the client, detailing:

• A clear asbestos register
• Material condition ratings and associated risk levels
• Photographic evidence and sample locations
• Tailored recommendations for safe management and monitoring

This report now forms the foundation of the property’s asbestos management plan, providing peace of mind for both the client and contractors working on site.
