Asbestos Management Survey in Cambridgeshire – Bungalow Ceiling & Garage Roof Inspection

An Asbestos Management Survey was undertaken in a 3-bedroom bungalow in Cambridgeshire to discover any ACMs present and make sure that it can be used in a safe way.

Survey Approach & Findings

Our surveyors have conducted an extensive examination of all visible interior and exterior parts, paying special attention to those materials that are likely to be asbestos-containing in domestic dwellings.

Specifically, textured paint applied to the ceiling was found to be a suspect material, which was sampled in order to determine if it was indeed containing asbestos fibres.

Moreover, the roof of the detached garage, which was made out of cement sheets, was examined during the survey. Based on its standard composition, this material was also sampled in order to establish if it contained any asbestos.

Lastly, it was determined that the cement cowl covering the chimney stack was a likely suspect material containing asbestos fibres, and thus no sampling was required.

Recommendations

After the test, a comprehensive asbestos survey was provided to the client detailing:

• Location of the materials sampled or suspected
• Results from the lab indicating presence of asbestos, if any
• Condition and risk assessment of each material found
• Recommendations for proper management, monitoring, and/or removal if necessary

For asbestos cement materials that are intact, there is usually little danger in leaving them in situ.

Outcome

This survey provided the homeowner with a clear understanding of asbestos within the property and external structures, enabling safe occupancy and informed decision-making for any future works.
