1. Objective:
Our team recently visited this coastal property in Walton-on-the-Naze, Essex, to carry out a domestic asbestos management survey. The owner was preparing to refresh parts of the home and wanted to be certain that no hidden asbestos materials would be disturbed during the work.
2. Survey Method
We conducted a careful, non-intrusive inspection of the property, covering all accessible areas including living spaces, loft voids, basement sections, and external elements. The survey was carried out in line with HSG264 guidance, with samples of any suspect materials taken and analysed by a UKAS-accredited laboratory.
3. Findings
- Textured Coatings: Artex ceilings were confirmed to contain chrysotile (white asbestos) in a few rooms, but the material was in stable condition and posed no immediate risk.
- Panel Materials: Asbestos insulating board (AIB) was identified behind a section of the hallway radiator panelling.
- External Elements: Cement soffits at the rear of the property also contained asbestos, but they were intact and undamaged.
- No asbestos found in the kitchen, bathroom, or decorative wall finishes.

4. Recommendations
- Leave in Place: All identified materials can remain safely in situ as they are in good condition and not prone to disturbance.
- Marking & Awareness: The AIB paneling in the hallway has been noted in the asbestos register, and small discreet warning labels were applied for contractor awareness.
- Monitoring: An annual reinspection should be carried out to ensure materials remain in good condition.
- Future Works: Should the homeowner decide to renovate or redecorate, a refurbishment survey will be required before any structural changes take place.

The survey gave the homeowner full visibility of asbestos across the property and confidence to move ahead with general maintenance safely. With no high-risk materials identified and clear documentation in place, the property remains compliant, manageable, and safe for daily living.
