1. Objective:
Our team recently carried out a domestic asbestos management survey at a semi-detached property in Ockendon, Essex. The homeowner contacted us ahead of some planned home improvements and wanted a full asbestos inspection to ensure the property was safe and compliant before any work began.
2. Survey Approach
A full non-intrusive inspection was completed across all accessible areas of the property, including the main living spaces, loft, and garage. Any materials suspected of containing asbestos were carefully sampled and sent to a UKAS-accredited laboratory for analysis. The survey was performed in accordance with HSG264 standards, ensuring a detailed and reliable assessment.
3. Findings
- Textured Coatings: Artex-style ceiling coatings in two bedrooms tested positive for chrysotile (white asbestos). The surfaces were in stable condition and safely painted over.
- Garage Roof: Corrugated asbestos cement sheets were identified on the garage roof. The sheets were weathered but intact, with no evidence of damage.
- Pipe Boxing: Presumed asbestos insulating board (AIB) was found around central heating pipework under the stairs. It remained sealed and undisturbed.
- Other Areas: No asbestos detected in floor coverings, window sealants, or wall finishes.

4. Recommendations
- Encapsulation: The AIB boxing can remain in place but should be encapsulated to prevent future disturbance.
- Monitoring: Both the textured ceilings and garage roof should be monitored annually as part of a management plan, checking for any signs of deterioration.
- Contractor Awareness: Any future maintenance or renovation works should only be undertaken with the asbestos register available to contractors.
- Future Refurbishments: If major renovation or demolition works are planned, a more intrusive asbestos refurbishment survey should be arranged first.

The homeowner now has a complete asbestos register and management plan, allowing them to proceed with home improvements safely and with confidence. With no high-risk materials found, the property remains safe for normal use and fully compliant with asbestos management regulations.
